Connecticut Municipal Development Authority Approves First Development
New development near planned Enfield train station will include over 150 residential units and represents the first CMDA-financed project advancing transit-oriented development and downtown vibrancy across Connecticut
ENFIELD, CT – March 19, 2026 – The Connecticut Municipal Development Authority (CMDA) today announced financing approval for its first development project, a mixed-use residential development in Thompsonville Village in the Town of Enfield located adjacent to the planned Enfield train station.
CMDA is investing $9,360,000 into the project, representing $60,000 per residential unit. Located in Enfield’s high-density waterfront neighborhood of Thompsonville, the project will include over 150 residential units, with 20% designated as workforce housing and 80% available at market rate. This supports the state’s broader efforts to expand housing supply while ensuring access for residents across income levels.
“This project marks an exciting milestone for CMDA as our first development partnership,” said David Kooris, Executive Director of the Connecticut Municipal Development Authority. “We’re thrilled to work with Enfield to bring new housing and energy to Thompsonville’s downtown, and we look forward to building on this momentum with municipalities across the state throughout 2026.”
The development will be led by HGRE, LLC, a joint venture between Honeycomb Real Estate Partners and GRAVA Properties, which will partner with CMDA and the municipality to realize the project’s vision.

The Enfield project marks the first in what CMDA expects will be a series of developments designed to align housing growth with transit infrastructure and walkable neighborhoods across Connecticut. Note that project scale, cost, and scope will vary significantly as CMDA works with municipalities across the state to fulfill the unique needs of all the agency’s municipal partners.
